Am I guaranteed payment every month?
Yes. Rent is paid directly to you each month for the duration of the lease agreement, regardless of occupancy, helping reduce void periods and income uncertainty.
What is the typical agreement length?
Most lease agreements run between 3 and 5 years, depending on the property and housing requirements. This provides landlords with long-term consistency and reduced turnover.
Who lives in the property?
Properties are typically occupied by individuals and families with housing needs who are placed through local authority and housing provider partnerships.

What property standards do you require?
Properties must meet suitable health, safety, and living standards before leasing begins. This includes general property condition, heating, ventilation, electrical safety, and compliance with relevant housing regulations.
Do I need safety certificates before leasing?
Yes. All properties will require valid Gas Safety and Electrical Installation Condition Reports (EICR). Additional safety or compliance measures may apply depending on the property type and intended use.
Who is responsible for property maintenance?
Ongoing property management and maintenance coordination are handled throughout the lease term, with responsibilities agreed clearly before leasing begins.
How do you ensure property oversight?
We maintain regular communication with our housing partners and carry out ongoing oversight throughout the lease term to help ensure properties remain safe, well-managed, and maintained to expected standards.
Payments & Protection
What happens if the property is vacant?
Your agreed monthly rent remains payable throughout the lease term, regardless of temporary occupancy changes within the property.
What protections do I have as a landlord?
All agreements are supported by formal contracts with clearly defined responsibilities, payment terms, and property management arrangements to provide transparency and security for landlords.
In what condition will my property be returned?
Properties are expected to be returned in accodance with the agreed lease conditions, subject to fair wear and tear. Ongoing management and inspections help maintain standards throughout the tenancy period.
What happens at the end of the lease?
Before the agreement ends, we discuss renewal options or the return process with you directly. This allows both parties to plan ahead and ensure a smooth transition.
